Coastal Capital Investments (CCI) is raising an additional $5M to continue funding lucrative real estate deals, just like the successful project highlighted below:
With one of our most recent deals (see photos below), CCI funded the real estate asset below. The borrower was a veteran real estate investor who was purchasing a property in Charlotte, NC. The borrower was made aware of this particular property after the homeowner contacted CCI directly asking for a cash offer. After doing the research on the property, it met our criteria for funding. At this point, we sent out particulars of this particular home to our database of real estate investors letting them know that CCI would provide the funding for the home. Ultimately we had 4 of our real estate investor borrowers who have great payment history with us ask to pursue this deal. We ultimately selected the investor who was able to provide us with their completed application and application fee first. CCI provided the borrower with the requested $260,000 to assist them with the acquisition and renovations of the property. Due to multiple completed loans with the borrower, CCI felt that this would be a very easy transaction for the borrower.
Here Are Main Reasons we loved this deal initially and why we decided to approve funding for the deal:

Acquisition Price and Proposed Renovation Costs were approximately 79% of our estimated $330,000 ARV

Resale price point of the home was highly sought after in this particular market area

Borrower was a seasoned real estate investment veteran and borrower

One of our Preferred Realtors had provided a comprehensive market analysis of the home based on the renovations projected for the home and felt our ARV value of $330K was too conservative

Based on renovation schedule and demand of the asset, CCI knew that the deal would fit within our 6 month window of short-term funding
How Did Our Funding Partner for this Investment Opportunity Benefit:................................

Due to their arrangement with CCI, they earned know during the term of this transaction, the would earn 12% APR (paid monthly) on their initial investment

Our Funding Partner was named beneficiary of the Deed of Trust that secured the capital provided to our partner

Based on the Property Prospectus provided to our Funding Partner, they knew that we would be directly involved throughout the investment term period

In 110 days, the home was acquired, renovated and under contract. With a closing date of late November 2024, our Funding Partner will have earned over $12,800 on their investment (exceeding 12% APR - CCI provided an extra bonus for the Funding Partner on this transaction)

Another short-term investment opportunity will be waiting for them upon completion.
