Fixed Term, Fixed Rate Opportunities (Allocation of Funds Options)
For accredited investors with at least $250,000 or more capital to invest and a desire for consistent returns over a predetermined period, our Fixed Rate, Fixed Term program offers an opportunity to allocate funds for a specified duration, typically ranging from 12 to 60 months. This program ensures a set rate of returns for both invested and idle funds (up to 6% APR on idle funds). While there might be occasional periods of idle funds, they are not a regular occurrence, providing accredited investors with a level of security similar to investing on a per-deal basis.
Depending on the chosen fixed term, investments are made within the timeframe specified by the investor, with the potential to earn up to 15% APR on allocated funds. This option features fixed interest rates and maturity dates, structured to enable allocated funds to start earning interest from the day they clear the designated attorney escrow. Earned income is disbursed on a schedule chosen by the investor—monthly, quarterly, bi-annually, or annually.
Under this option, funds are directed towards real estate assets, particularly those involving short-term renovation or bridge loans. Similar to the deal-by-deal option, all funded secured investments undergo meticulous underwriting and review processes.
